ROLE OVERVIEW

DirectPath Recruitment has been exclusively retained by a premier Tier 1 Contractor to secure an experienced Contracts Manager for a flagship Hyperscale Data Centre Development in Groningen, Netherlands. 

Acting as the senior on-site leader, you will hold overall responsibility for the successful delivery, quality, safety, and financial performance of this major data centre asset. While your gross base salary is highly competitive, the structured project uplifts, tax-free international allowances, and employer-provided accommodation are designed to drastically lower your out-of-pocket living expenses.

FINANCIAL BREAKDOWN & PERSONAL SAVINGS

KEY RESPONSIBILITIES

- Preconstruction Planning: Lead project programming, method statements, and contract submissions. Direct the QS on major preliminary expenditures (plant, accommodation, temporary works). Manage the subcontract buying schedule and preliminary site logistics/temporary works registers.

- Construction & Project Delivery: Lead Project Execution Planning (PEP), risk management, and overall commercial performance. Coordinate multi-disciplinary consultant and subcontractor design delivery (including BIM execution). Drive progress against programme, protect contractual positions through timely correspondence/notices, and secure Practical Completion.

- Subcontractor & Commercial Control: Oversee the daily operations of the project QS and Site Manager. Lead subcontractor selection, pre-order meetings, and performance monitoring. Review and approve project expenditure, subcontractor appointments, financial control measures, and deliver accurate CVRs and monthly project reports.

- Post-Construction Close-Out: Lead defect management through to securing the Certificate of Making Good Defects. Instruct the QS on loss and expense applications and final accounts. Oversee final commissioning, client handover, and aftercare activities.

- Leadership & Development: Uphold strict health and safety compliance in line with site HSE plans. Manage, mentor, and conduct performance and development conversations (PDPs) with direct reports.

EXPERIENCE & QUALIFICATIONS

Essential Criteria:

- Professional qualification in a construction-related field (degree or equivalent in Civil Engineering, Commercial Management, or Quantity Surveying).

- Minimum 5 years of experience in civil engineering project management, with a successful track record delivering multiple projects across high-intensity sectors.

- Strong technical knowledge of engineering principles, construction methods, and a proven ability to manage project financials, risk, and commercial outcomes.

- Working knowledge of NEC3 and JCT Design and Build forms of contract.

- EU Passport Holders Only (Required due to immediate international project deployment).

Desirable Criteria:

- Direct contracts management experience within Hyperscale Data Centre, Pharma, or High-Tech Industrial developments.

- Chartered status with a relevant professional body (SCSI, RICS, CIOB, Engineers Ireland, or ICE).

- Valid IOSH Managing Safely, Temporary Works Coordinator, or Excavation Safety training.

- Knowledge of permitting requirements for live energy works, working at heights, scaffolding, lifting, or cranage operations.

- Familiarity with Behavioural Safety, Root Cause Analysis, Cost Value Reconciliation (CVR), or Project Execution Planning (PEP).
